Eton attended the Summit Forum of the “2010 China Commercial Real Estate Wisdom Festival”

On December 11, 2010, Eton Properties Group as a vice chairman member attended the inaugural ceremony of "Asia-Pacific Commercial Real Estate Academy" in Beijing. After the meeting, a summit forum of "2010 China Commercial Real Estate Wisdom Festival – Value, Model, Choice and Surpassing" mainly attended by the teachers and students of the Academy was ceremoniously held at Mercure Beijing Downtown. 



This summit forum jointly organized by China Commercial Real Estate Commission and Asia-Pacific Commercial Real Estate Academy attracted the participation of more than 100 renowned experts, entrepreneurs, scholars and government officials. Its influence covers 30 Chinese provinces and the mainstream real estate and commercial real estate developers, operators and service providers in all parts of China. Eton Properties Group and other famous real estate developers in Asia-Pacific region and China were all present. 


The topics of the summit forum include capital value - value maximization and ultimate value of commercial real estate; model selection –chain copying and individualized innovation; early-developing model - entry path of retailers to commercial real estate sector and consideration; late-developing model – experience and lessons of real estate enterprises in the investment of commercial real estate; innovation and breakthrough –how to establish an optimal business model for commercial real estate; way to win – how to find a product model suitable to you. Mr. Patrick Wong attended the thematic dialogue "capital value - value maximization and ultimate value of commercial real estate" on behalf of Eton.



In the dialogue, Mr. Patrick Wong said Eton started its investment and development in Hong Kong in 1980s, involving office buildings, shopping malls, hotels, apartments and other types of real estate, in total of 10 projects, luxurious apartments in particular. Eton is reputed as a "Luxurious House Expert". In 1990s, Eton began to invest in and develop the projects in Beijing. By now, Eton has developed real estate projects in six cities of Mainland China. It concentrates on urban complex projects, for example: the projects in Dalian and Shenyang. Different from Powerlong, Eton operates projects with funds together. Mr. Wong also said: when Eton extended our business from tier-1 cities to tier-2 and tier-3 cities, we coincided with a good time. We keep looking for opportunities, try to get land in the best time and operate it later. He said the present development model of Eton is different from that adopted in Hong Kong in the past. Hong Kong is small. In that period, the projects of Eton in Hong Kong totaled 300,000m2. By contrast, the area of one project in Beijing is as much as 300,000m2. Later on, Eton obtained a project of one million m2 in Shenyang and a project of 800,000m2 in Dalian. Then how should we develop them? How will we develop these complex projects in downtown? These are questions worth thinking for Eton during operation.



Talking of "developing the core competence of urban complexes", Mr. Wong explained Eton does not aim for scale but for masterpieces. We will always aim for masterpieces. Eton won't develop many projects in the same time. Instead, we may operate in 2~3 cities in the same time. We have very strong ability in integration. He said the core competence of Eton is the ability of integrating numerous resources, including integrating design companies, marketing abilities and the human resources from different countries and regions. Our goal is to cooperate with the best teams and make the best projects. As for complexes and office buildings, we will give stress on meeting the needs of high-end market……


This forum is a feast of wisdom and a pageant of cooperation. Here we heard the penetrating comments of the professionals representing the highest level of the industry and saw many leading enterprises and cooperators who sat together, analyzed the future trends of Chinese real estate sector and made contribution to promoting and steering the upgrading, transformation and healthy development of Chinese commercial real estate sector.
